What the numbers say right now
Let’s start with the data, not the hype:
The typical St. Augustine home value sits around $433,000, down about 2.6% over the past year, and homes are going to pending in roughly 51 days (Zillow, June 2026). The median sale price came in around $415,000 in May, with homes selling at about 97% of list price. Roughly 78% of sales closed below the asking price, and only about 7% closed above it (Zillow, May–June 2026).
Inventory tells the rest of the story. With around 8 months of supply on the market (local MLS data, May 2026), buyers have choices. That’s a real shift from the frenzy years, and it changes how you win as a seller.
The market has split in two
Here’s what those averages hide. St. Augustine right now is really two markets:
Market one: priced right, presented well. These homes are still going under contract in 30 to 60 days, often with solid terms. Buyers are active, just selective.
Market two: priced on hope. These homes sit past 100 days, go through one or two price reductions, and often end up selling for less than they would have if they’d been priced correctly on day one. Buyers watch days on market, and a stale listing invites low offers.
The difference between the two markets usually isn’t the house. It’s the first 10 days of the listing: the price, the photos, and the prep.
What this means if you’re selling in 2026
Price to the market, not to your neighbor’s 2022 sale. The comps that matter are the last 90 days, in your neighborhood, adjusted for condition. That’s what a real comparative market analysis does, not a Zestimate, not a guess.
Expect negotiation. With most sales closing below list, the question isn’t whether buyers will negotiate. It’s whether your price leaves you room to negotiate from strength.
Condition and presentation carry more weight. When buyers have 8 months of inventory to choose from, the home that shows clean, bright, and move-in ready wins the showing traffic. Small investments like paint, landscaping, and decluttering typically return more than they cost in this market.
Days on market is your scoreboard. If you’re not getting showings in week one or offers by week three, the market is giving you feedback. The sellers who listen early net more than the ones who “wait for the right buyer.”
Is it still worth selling?
For a lot of homeowners, yes. Values here are still well above where they were a few years ago, and serious buyers are writing offers on homes that check the boxes. St. Johns County continues to draw people for the same reasons it always has: the coast, the history, and the lifestyle from the Historic District out to World Golf Village.
What’s changed is the margin for error. In 2021 the market forgave overpricing. In 2026 it doesn’t.
