My read: Glen Kernan is a two-speed market. Homes that come on priced to the recent sales are gone in the first month (six of the last fourteen sold in under 30 days). Homes priced above the market sit, and the ones that took 120+ days ended up selling around 90% of their original asking price. Today’s six listings are asking a median of $544 per square foot against $503 for what has actually closed, which is worth knowing whether you’re buying or selling.

About the Community

Glen Kernan is one of Jacksonville’s most private gated communities: a golf and country club on more than 600 acres in the heart of the Southside, with two staffed gates, one on Hodges Blvd and one on Kernan Blvd.
The club was bought and fully reimagined in 2024 and 2025, and The PARC Group, the team behind Nocatee, took over the remaining land and is now developing the final phase of estate homesites. With only about 350 custom estate homes built so far, Glen Kernan offers a level of privacy and elbow room that’s rare inside the city. The original estate lots run half an acre and up; the new-phase homesites run from about a third of an acre to just under an acre. Homes run from 3,200 to more than 8,000 square feet.

Beyond the Purchase Price
HOA, club dues, and the fine print.
This is the stuff buyers ask me about first, so here it is up front.
HOA dues: about $5,800 a year, paid quarterly. That covers the staffed gates, common-area landscaping, and the private roads.
Club access: a monthly social fee covers the athletic club and dining privileges at the clubhouse. If you buy a new homesite, it starts the day you close. Golf membership is separate and optional, priced by the club. Ask me for current numbers, or I’ll introduce you to the club’s membership director.
Utilities: city water and sewer, electric, and AT&T or Xfinity internet. There is no natural gas in Glen Kernan; homes use propane.
Rules worth knowing: the covenants restrict renting your home, and they prohibit basketball courts, trampolines, and overnight street parking. Fences, pools and screen enclosures are fine with architectural review board approval.
Getting in: the gates are staffed and visitors need to be on the list, so showings are by appointment. I handle that.

Custom Estate Homesites · Phase 2 Now Selling
Build brand-new in Glen Kernan.
Per the developer, Glen Kernan is the only golf course community in Jacksonville where you can still build a fully custom home. The PARC Group owns all of the vacant land and is developing the final phase: 138 estate homesites on the south side of the community, along the golf course and lakes. Phase 1 and Phase 2 are both open now.
Two ways to build. Buy a homesite and pick your builder: homesites start just under $1 million and run from about a third of an acre to just under an acre, most with golf-to-lake views. Or buy a home-and-homesite package, where the builder has already paired a plan with a specific lot; packages start at $2.5 million.
Which lots are available right now? That changes every few weeks. Lots sell, and the developer releases new ones in stages, so I don’t keep a lot list on this page where it would go stale. What I do keep is the current price sheet and the site map from The PARC Group, and I know which lots are spoken for before the website catches up. What to know before you tour
Lot sizes: roughly 90 to 144 feet wide and 170 to 300 feet deep. Most are left wooded; a few are cleared.
Minimum home size: 3,200 square feet. Concrete block or wood frame are both allowed, and the architectural guidelines call for classical and regional coastal styles with authentic detailing.
Approved builders: AR Homes, DF Luxury Homes, Glenn Layton Homes, ICI Homes, Palm and Pine, Providence Homes, and Riverside Custom Homes. The list changes, so ask me for the current one.
Financial requirement: a pre-approval letter or verification of funds of at least $2.5 million, on the lender’s or bank’s letterhead, submitted with your offer.
Deposit: $25,000 per homesite, fully refundable during a 30-day inspection period, then non-refundable and credited at closing. Two lots means two deposits and two HOA fees.
Resale restriction: the deed prohibits selling the homesite for 24 months after closing unless you’ve started building. Contracts can’t be assigned.
Tours are by appointment only and the gate needs a QR code from the developer. I set up the tour, walk the lots with you, and represent you through the builder contract. Broker participation is welcomed by the developer.
