Florida Hometown Heroes 2026: Up to $35,000 Toward Your First Home
What if the biggest obstacle between you and your first home — the down payment — could be covered by the state of Florida?
That's exactly what the Florida Hometown Heroes program does, and as of July 13, 2026, a fresh $50 million in funding is available. If you're a nurse, teacher, first responder, or just about anyone working full-time for a Florida employer, this post walks you through what the program offers, who qualifies this year, and why you shouldn't wait to find out if you're eligible.
What the Hometown Heroes Program Gives You
Hometown Heroes, run by the Florida Housing Finance Corporation, provides up to 5% of your loan amount — between $10,000 and $35,000 — toward your down payment and closing costs.
Here's what makes it different from a typical loan:
0% interest. The assistance accrues no interest, ever.
No monthly payments. It's a "silent" second mortgage that sits behind your regular mortgage.
Nothing due until you move on. You repay it only when you sell, refinance, transfer the deed, or stop living in the home as your primary residence.
On a $300,000 home with an FHA loan, that works out to roughly $14,700 — enough to cover the entire required down payment with thousands left over for closing costs. Since 2022, more than 25,000 Floridians have bought homes this way.
Who Qualifies in 2026
The rules changed for 2026, so even if you looked into the program before, it's worth a fresh look. You'll need to meet all of these:
Eligible occupation, full-time, for a Florida-based employer. Qualifying fields include healthcare workers, K–12 school staff, first responders, public safety workers, court workers, and licensed child care workers. Only one borrower on the loan needs to qualify. Veterans are exempt from the occupation requirement entirely (and active-duty military qualify with a current LES), though the full-time Florida employer rule still applies to veterans.
First-time homebuyer — and that's broader than you think. You qualify if you haven't owned and lived in a home as your primary residence in the past three years. Owning a rental you've never lived in doesn't disqualify you. Veterans are permanently exempt from this rule.
A credit score of 640 or higher and a debt-to-income ratio under about 50%.
Income under your county's limit. These are higher than most people expect — around $175,000 in Orange County and $192,750 in Palm Beach County, for example.
You'll live in the home, moving in within 60 days of closing.
A short homebuyer education course (HUD-approved, available online) before your loan is reserved.
Eligible properties include single-family homes, townhomes, condos, 2–4 unit properties, and even modular and manufactured homes. Buying a place that needs cosmetic work? The program pairs with an FHA 203(k) Limited loan to roll up to $75,000 in repairs into the same mortgage.
Why Timing Matters More Than Anything
Here's the catch: funding is limited, and it disappears fast.
The state releases a set pot of money each cycle. The 2023 round was fully reserved in 53 days. The 2024 round lasted just 51 days. The current $50 million round opened July 13, 2026 — and lenders can't reserve funds for you until you're under contract, so buyers who are already pre-qualified and educated move to the front of the line.
The playbook is simple:
Get pre-qualified with a Florida Housing approved loan officer now (only approved lenders can offer this program).
Knock out the homebuyer education course early.
Be ready to shop and go under contract while funds last.
And if the money runs out? Florida Housing offers three other down payment programs funded year-round — FL Assist (up to $10,000), FL HLP ($12,500), and a forgivable 3–5% option — with no occupation requirement. There's a path for nearly everyone.
One warning: there is no fee to apply. Anyone charging an upfront fee to "get you into" this program is running a scam. Report them to the Florida Housing Inspector General at (850) 488-4197.
